This department typically works between the hours of 7am-5pm CST Monday-Friday.

Once trained, this positon may be hybrid.

Summary: Order, organize and review the necessary due diligence to establish new builder guidance lines, open new subnotes/construction projects, administer construction draws and process payoffs. This includes obtaining entity documents, ordering collateral due diligence (appraisals, flood searches, title work), ordering loan documents and scheduling closings with bank clients and other parties pertinent to the transaction. Manage numerous construction projects simultaneously and ensure budgets are in balance. This position requires extensive interaction with external clients, vendors and internal associates.

Essential Duties and Responsibilities:

  • Review guidance line approvals in order to effectively and accurately open new subnotes and administer construction draws.
  • Order documentation for new construction loans/subnotes. This includes but is not limited to appraisals, flood searches, title commitments and surveys. Ensure all of the due diligence is in file (TREEV) prior to ordering loan documents and scheduling closings with the client.
  • Ensure that all of the appropriate entity documents are correct and scanned into TREEV for reference by the Commercial Doc Prep department prior to ordering loan documents.
  • Order inspections and ensure that each project is in balance at each draw request. Work with title companies to update title insurance and ensure there are no outstanding mechanic's liens encumbering our collateral's title.
    • Obtain and review foundation surveys once the foundation of the home is in place. Make sure there is nothing questionable about the placement of the collateral (i.e., encroachments over easements or setback lines).
  • Work with bank clients to schedule loan closings and construction draws (if applicable) at the title company.
  • Ensure all department reports related to builder loans and guidance lines are updated daily and information is current and usable by audit, upper management and other associates. This includes but is not limited to the draw report, fee report, global guidance line report and specific builder reports. Answer any questions about the data contained therein.
  • Process interest payments for builder loans in instances where the client has arranged for payments to be manually handled by the Residential Construction Area.
  • Ensure timely receipt of closing packages, draw packages, recorded mortgages and final title policies from the title company.
  • Monitor loan portfolio to ensure that builder's risk insurance is current for each subnote. Request evidence of current insurance for prior to any policies expiration. Delegate as needed.
  • Manage maturing loans by contacting builders to see if an extension of the construction phase is needed or if there is a payoff in process. Work with loan officers to process extensions if needed.
  • Submit loan packages to the scanning team, upload draw packages and quality check loan/draw packages. File original hardcopies in the vault.
  • Prepare payoff letters for guidance line subnotes.

Other Duties and Responsibilities:

  • Pay vendors for services rendered (appraisers, title companies, inspectors, etc.) during the processing of construction files.

Knowledge, Skills and Abilities required for this position:

  • Must have the ability to multitask, prioritize and stay organized
  • Must be able to work independently and make analytical decisions based on procedure.
  • Must have excellent communication skills in order to effectively communicate complex information and resolve challenging issues that may arise during the processing of residential construction loans.
  • Ability to retain complex policy, regulatory, and procedural information.
  • Ability to take initiative to find answers by researching as asking questions
  • Excellent customer service skills
  • Must have the ability to remain calm in stressful situations and tight deadlines.
  • Familiar with bank policy knowledge and the ability to utilize CSI NuPoint, Treev View/Capture, Credit Quest (banking software)
  • Ability answer phones, transfer calls, and take messages for other associates/departments
  • Capacity to adapt to changing procedures and regulations. Cannot be intimidated by complex loans or nuanced processes.

Minimum Qualifications:

  • High School Diploma.
  • 2+ years banking or office experience or equivalent
  • Experience in construction administration, budget management or related field strongly preferred.
