Job Summary

The Maintenance Technician is responsible for performing maintenance functions for The University of Kansas Health Systems. This work includes, but is not limited to- plumbing, electrical, HVAC, and refrigeration. They will be responsible for responding to emergency maintenance calls and conducting regular inspections of their designated responsibilities. Maintenance Technician's also have the responsibility to maintain healthy relationships with KU leads and staff. The Maintenance Technician may be assigned to a specific sub department as listed in this job description to perform specific functions, I.E. Systems Shop, Operations, Mechanical Shop, TAB Technician or Zone Technicians.

Essential Duties:

When necessary, additional duties may be assigned, and P1 Group expects the employeeto exercise initiative to anticipate and prevent problems.

General Maintenance
  • Conduct periodic inspections of designated buildings and equipment; when necessary, repair and perform preventive maintenance on general building facilities and electrical, plumbing, mechanical, HVAC, refrigeration, and communication systems.
  • Works under minimal supervision with latitude for the use of initiative and independent judgement.
  • Fill out paperwork including but not limited to work orders, inventory, and preventive maintenance forms.
  • Perform on the job task organization including personal responsibilities, task organization, safety and quality control.
  • Obtains material and supplies from warehouse or requisitions items not carried in stock.
  • Maintains records of materials used on jobs and in stock.
  • Establish and follow Hospital standard procedures in the servicing of plumbing fixtures and typical plumbing problems.
  • Conduct job-site inspections to determine compliance to standards and codes.
  • Maintain employee time records in CMMS.
  • Perform other related duties incidental to the work herein regulations and codes.
  • Review design documents and evaluate compliance to standards and specifications.
  • Perform basic calculations and conversions.
  • Process hot work permits and LOTO procedures.
  • Perform safety duties as a fire watch.
  • Assist all trades as required/directed
  • Use and install fire-rated materials
Plumbing
  • Perform all levels of repair and preventative maintenance on all plumbing systems including domestic cold and hot water, chilled water, sewer, storm water, steam, air, gas and vacuum.
  • Perform all plumbing maintenance tasks given assigned by a higher-level mechanic and/or the Supervisor
  • Locate, install, connect, and test complete drain, waste, and vent systems.
  • Locate, install, and connect roof, floor, and area drains.
  • Perform repairs and replacements of various types of plumbing valves.
  • Locate, install and connect roof, floor, and area drains associated with horizontal and vertical storm drainage systems.
  • Install basic plumbing fixtures, including bathtubs, shower stalls, lavatories, sinks, water closets, urinals, and related valves and faucets.
  • Troubleshoot and repair fixtures, valves and faucets.
  • Use soft soldering techniques in the installation, maintenance and repair of plumbing systems.
  • Use silver soldering techniques in installation, maintenance, and repair of plumbing systems.
  • Operate specialty tools of the plumbing trade including hand dies, taps, and freeze tools.
  • Use troubleshooting techniques in the maintenance and repair of plumbing systems.
  • Install different types of vents used in a DWV system; diagnose and repair pumps, controls and sumps used in sewage and storm water removal systems.
  • Size water supply systems, including calculating system requirements and demand, developed lengths, pressure drops and system efficiency.
  • Install, repair and replace the different types of backflow prevention devices.
  • Assemble water pressure booster system and recirculating systems using pumps, storage tanks, controls, piping and fittings.
HVAC
  • Performs routine maintenance work serving as a working HVAC Technician in maintaining and repairing Hospital buildings and equipment.
  • Responds to hot and cold calls, then troubleshoot and resolve issues.
  • Installs, maintains and repairs heating, ventilating, and air conditioning systems.
  • Checks, repairs and/or replaces valves, motors, controls, switched, gauges, wiring, fans, pumps, compressors, cores, pipes and other functional components of the system.
  • Perform minor repairs to chilled water system components.
  • Perform minor repairs to commercial kitchen equipment including disposals, dishwashers, sinks, faucets and basins.
  • Install and maintain compressed air systems including piping and all associated plumbing components.
  • Install and maintain hydronic heating systems.
  • Install and maintain corrosive resistant waste systems including piping and all associated components.
  • Knowledge and maintenance of private waste disposal systems and components.
  • Knowledge and maintenance of private water systems including well casings, pumps, caps and pressure tanks.
Qualifications

Required Education and Experience
  • 1-5 years minimum of work knowledge of building maintenance; of plumbing and heating systems; of sanitation; of electric systems; of fire and safety regulations.
  • Ability to identify and distinguish colors and codes in wiring systems.
  • Working knowledge of BMS (Building Management Systems).
  • Skill in the use of tools and equipment.
  • Candidate must be detailed orientated, documenting processes and procedures as they relate to the position as well as any incidents that may occur.
  • Able to satisfactorily pass a criminal background check and drug screen
  • Must have a valid Driver's License. Driving may be a requirement of this position. If so, an acceptable DMV is required.
Preferred Skills and Experience
  • Associate's degree in industrial maintenance, Mechanical Engineering Technology, or related field
  • Cross trained in building trades preferred.
  • Technical/vocational training certificates in mechanical maintenance
  • Experience with hydraulic and pneumatic systems
  • Knowledge of welding, machining, and fabrication
  • Familiarity with CMMS (Computerized Maintenance Management Systems)
  • HVAC system maintenance experience/HVAC R
  • Excellent verbal & written communication skills
  • Knowledge of building automation system
