Spring Lake Village Full Time, 36+ hours weekly, and must include one weekend day. Summary: This position is responsible for providing the necessary light repair maintenance (unskilled to semi-skilled) of the building and equipment in every department, as well as maintenance and repairs as requested by staff and residents Detailed responsibilities: * Maintenance II (Skilled Maintenance Worker) The duties listed below are essential functions of the position that must be performed to effectively perform the position in at least an acceptable manner as defined by Front Porch. In the future, other duties may be assigned and considered essential functions of the position:
- Repairs and maintains the physical structure of the Community through the completion of work orders and special projects.
- Repairs and installs plumbing, changes heat pump filters, resets switch(s), and works on other apparatus and equipment.
- Dismantles defective machines and equipment and installs new or repaired parts. Cleans and lubricates shafts, bearings, gears, and other machinery parts. Visually inspects and tests machinery and equipment, and performs preventative maintenance.
- Sets up and operates machine tools such as lathes, grinders, drills, and milling machines to repair or fabricate parts, fixtures, tools, mechanical equipment, and other structures.
- Performs repairs and refurbishment for resident accommodations and other structures of the facility by performing varnishing, painting, etc., of various surfaces.
Competencies and skills: Essential: * Effective oral and written communication skills appropriate to the audience's needs. * Ability to perform work independently with minimal supervision. Education with Equivalent Qualifications: Essential: * High School / GED NonEssential: *Vocational School Experience with Equivalent Qualifications: Essential: * 1 Year experience with competency in the following skilled areas: plumbing, electrical, carpentry, metal fabrication and welding, boiler systems, hydraulic systems, and HVAC (heating, ventilation, and air conditioning).
