The Property Manager is responsible for overseeing the day-to-day operations of residential properties, ensuring that tenants are happy and properties are well-maintained. This includes managing rental agreements, responding to tenant needs, overseeing maintenance and repairs, and working with vendors and contractors as needed. The role requires excellent communication and organizational skills, as well as a strong knowledge of property management and landlord-tenant laws.
Responsibilities
Manage rental agreements, including lease renewals, rent increases, and terminations
Respond to tenant inquiries and needs in a timely and professional manner
Ensure that all units are occupied, and rent is collected on time
Conduct property inspections and manage maintenance and repairs, ensuring that all work is completed on time and to a high standard
Manage vendors and contractors, ensuring that they provide timely and cost-effective services
Responsible for all leasing duties and minor marketing of vacant units
Develop and implement policies and procedures to ensure that properties are well-maintained and comply with all regulations and safety standards
Conduct market research to determine appropriate rental rates and market trends, and adjust rental rates as needed with supervisor approval
Maintain accurate records of financial transactions, rental agreements, and maintenance activities
Manage the budget for each property, ensuring that expenses are kept within budget limits
Handle tenant disputes and evictions, ensuring that all legal procedures are followed
Attend industry events and training sessions to stay up to date on industry trends, regulations, and best practices
Qualifications
High school diploma or equivalent, or related field preferred
At least 3-5 years of experience in property management, preferably in the residential sector
Strong knowledge of landlord-tenant laws and regulations
Excellent communication and interpersonal skills
Strong organizational and time-management skills
Ability to work independently and as part of a team
Proficiency in AppFolio property management software and Microsoft Office 365
Ability to manage a budget and financial records
Valid driver's license and reliable transportation
