LF Driscoll, part of the STO Building Group, is looking to identify a DOB Coordinator to support our operations in New York City. This group is focused on healthcare projects throughout the city. Duties & Responsibilities
- Act as the primary liaison between clients, design teams, consultants, internal project teams, subcontractors, and city agencies throughout all project phases-from preconstruction and filing strategy to construction, inspections, sign-off, and final turnover.
- Oversee and maintain all municipal approvals, permits, drawings, and special inspection reports to ensure compliance with NYC DOB regulations and support efficient project closeout.
- Lead coordination and communication with various city agencies, including DOB, FDNY, DOT, DEP, LPC, MTA, Parks Department, and Con Edison.
- Serve as a key point of contact for resolving complex building code and change-of-use/occupancy issues, coordinating between DOB, consultants, and internal teams while monitoring inspection lead times to ensure project schedules and turnover milestones are met.
- Manage and synchronize DOB/FDNY inspections, special inspections, and required sign-offs in collaboration with design teams and code consultants to secure Certificates of Occupancy.
- Coordinate site safety and occupant/tenant protection filings in partnership with internal Safety Team and safety consultants.
- Manage all After-Hours Work Variance (AHV) permit requests to enable off-hours project work.
- Skilled in DOB NOW and FDNY filing systems, with a strong understanding of the documentation and processes required to secure agency approvals and permits.
- Familiar with filing procedures for Initial Applications, PAAs, Limited Alteration Applications, Alteration Type 1 & 2, Temporary Certificates of Occupancy (TCO), and Place of Assembly applications.
- Knowledgeable in navigating other agency processes such as DOT, LPC (Landmarks), and MTA, particularly as they pertain to interior construction.
- Conduct due diligence on open NYC DOB items and develop coordinated scopes of work to obtain final sign-offs, collaborating closely with superintendents, project managers, subcontractors, consultants, and clients.
- Ensure accurate and up-to-date maintenance of all DOB filings, approved documents, and inspection reports throughout the project lifecycle.
- Lead efforts to resolve DOB/DOT violations in tandem with Safety team, coordinate with DOB Construction Safety Enforcement to lift stop-work orders, attend ECB hearings, and ensure all compliance and legal obligations are met.
- Deep understanding of TCO and Place of Assembly processes, including all required steps and documentation.
- Interface daily with clients, executives, project managers, superintendents, architects, engineers, subcontractors, and code consultants-effectively communicating via meetings, correspondence, and conference calls.
- Comprehend internal procedures, such as navigating CMiC Management program, understanding of billing/AP process when dealing with AHV issuance and/or on-boarding filing rep, AOR/EOR for OPP & TPP requirements.
- Function as a consistent and reliable liaison between DOB, code consultants, and internal project stakeholders.
- Initiative-taking, detail-oriented, and results-driven professional with a relentless focus on timely project closeouts.
- Highly organized and efficient, with the ability to manage multiple priorities and navigate complex agency processes with persistence and professionalism
Salary: $105 - $135k In addition to base pay, eligible for discretionary bonus based on company and individual performance.
