MAINTENANCE SUPERVISOR

The Maintenance Supervisor is responsible for overseeing all maintenance operations to ensure the safety, functionality, cleanliness, and appearance of the community. This includes coordinating service requests, preparing vacant units for move-in, managing inventory, supervising vendors, and ensuring compliance with safety standards. The role also supports new property openings and assists with onboarding and training of new maintenance staff.

ESSENTIAL RESPONSIBILITIES



  • Manage and complete resident service requests, routine repairs, and preventative maintenance.
  • Oversee the make-ready process for vacant units, including inspections and repairs.
  • Monitor the overall cleanliness and appearance of buildings, grounds, and amenities.
  • Supervise and inspect work completed by vendors, contractors, and team members.
  • Maintain inventory of maintenance supplies and tools within budgetary guidelines.
  • Conduct safety meetings and ensure compliance with OSHA and company policies.
  • Assist with setup and stabilization of new communities (as needed).
  • Participate in on-call rotation, responding to after-hours maintenance emergencies.



REQUIREMENTS



  • Must have EPA certifications Type I and II or Universal for refrigerant recycling.
  • CPO certification is preferred (be willing to obtain)
  • Must have all certifications as required by State and Local jurisdictions.
  • Must have a valid driver's license.
  • Proficiency with hand tools, mechanical equipment, and basic office software
  • Ability to lift up to 50 pounds, work outdoors in various weather conditions, and perform physical tasks.
  • Hold a high school diploma, GED, or equivalent experience/training.
  • This position will participate in a rotating on-call schedule, requiring weekend, evening, and morning availability.
